WHY LIST WITH A HIGH COMMISSIONED AGENT? - Not knowing how "Flat Fee MLS" operates or even that it exists.
- Lack of knowledge about how the real estate business works or what "agents" actually do.
- Fall for a "sales pitch" of a high commissioned agent.
- Do not care about spending the extra money and the loss of their "equity".
There is nothing these "high commissioned" agents, who commonly call themselves "full service" agents, can do for the seller that we can not do--except save you money. - When you list your property (usually 6%), 3% will go to the listing company and 3% to the selling company--or if they get lucky, the listing company will get the entire 6% if they sell the property as well.
- When you list with us, you save that "listing commission" and all the leads that we get, we refer them to you--unless you want us to show the property (maybe you go on vacation, or want us to show for whatever reason).
- Therefore, you can list your property more competitively in the market.
- If you sell, you pay only the "closing fee" of 1/2%.
What usually happens when a customer calls the listing agency for details about your property: - Which ever agent is on "floor duty" receives the call. They may or may not have seen your property--just reading from a prepared listing information data form.
